This 92 acre former industrial site presented a technically complex redevelopment scheme. Abnormals including land contamination, demolition, creation of a new river corridor from an existing culvert and steep valley site. In 2013, Origin3 were appointed as planning consultants and project managers to prepare and submit a Hybrid Planning Application to seek detailed consent for the first phase of residential development and outline consent for the remainder of the site (254 dwellings).
The proposal combines quality architecture with an enhanced natural landscape which utilises the new river and a network of public open spaces to provide an attractive living environment. A key element of the negotiation was to achieve a quantum of development and a reduced planning obligations package to ensure a viable development was secure. A recommendation to grant planning permission was secured in September 2015.
